The current streetscape on the main road shall be opposite to a building that blends in with the prevalent local scale, without having to deny the time at which it was built.

The desired variety of usage (residences, businesses, café, offices, etc.) requires a new type of building for this environment with the greatest possible flexibility.
The shape of the structure creates a yard situation that expands the street area to a square. The businesses on the ground floor with a front terrace face this way. This outdoor area is traffic-free and is the heart of the property.

The volume of the structure is divided by recesses and vistas. The drive to the residences is primarily along the reverse service road.
